BIM Integration: Where It Pays, Where It Doesn't, How to Tell

A practical owner's guide to choosing the right LOD, federation strategy, and FM-handover plan.

BIM is not free. It pays back when LOD is tiered to risk, when the federation model is governed, and when the FM handover is contracted from day one. Without those three conditions, BIM becomes an expensive CAD subscription.

A 400,000 sq ft warehouse with simple structure rarely needs LOD 400 throughout. The geometry doesn't reward it; the analytics on top of it don't pay back. A 200,000 sq ft hospital almost always needs LOD 400 in MEP and life-safety because clash density, OSHPD/HCAI inspection rigor, and operational complexity all demand it. The right answer is per-discipline LOD, not project-wide LOD.

The federation strategy matters more than the LOD. We see projects with LOD 400 models in every discipline that never federate; clash detection runs siloed, and the model becomes a permission system for finger-pointing. The fix is a BIM Execution Plan that names a federation cadence, model coordinator, and IFC handoff protocol — and owner-side PM that enforces it weekly.

FM handover is the third leg. A BIM model that doesn't ship into the FM/CMMS system is a sunk cost. The model should be shipped with attribute data the operator actually uses: asset tags, manufacturer model numbers, warranty terms, maintenance intervals, replacement-cost estimates. None of that is in a default model; it has to be specified up front.

Tooling considerations: Revit + Navisworks remains the default in U.S. commercial. Solibri is excellent for rules-based model checking but underused by U.S. owners. ACC's Model Coordination is competitive with Navisworks for federation and clash, and integrates with the rest of the Autodesk Construction Cloud — choose based on the team's existing investment.

Practical owner moves: contract a BIM Execution Plan at SD, require LOD-by-discipline justification, audit federation cadence weekly during DD and CD, name an FM-handover owner before construction starts. Without those four moves, BIM is theater.
